Dutch Bros Coffee Eyes Glen Carbon, But Deal Not Yet Sealed

Dutch Bros Coffee is exploring its first St. Louis-area location in Glen Carbon, Illinois, but has yet to finalize an agreement with the developer of the proposed site, The Staenberg Group’s Orchard Town Center. Despite seeking government approvals to establish a drive-thru-only coffee shop, the deal remains in preliminary stages. Tim Lowe, vice president of leasing and development at TSG, indicated that while discussions with potential tenants are ongoing, no formal agreement with Dutch Bros has been signed. The Oregon-based coffee chain, known for its fast-growing presence, has shown interest in expanding its footprint but must navigate local zoning and regulatory approvals before moving forward. This uncertainty highlights the complexities often involved in commercial real estate transactions, even for established brands. The village of Glen Carbon remains a prospective location, but until a binding contract is in place, the future of Dutch Bros at Orchard Town Center remains speculative.
